With land costs hovering around Rs. 50,000/- per square ft in metro cities, a small 10x10 ft encroachment done could be worth Rs 50 lacs!.
With per-capita income around Rs 90,000/- per annum, and assuming 35 years of earning period, life time earnings at today’s prices could be 90000/- x35= Rs. 32 lacs only !! . So one good encroachment is worth more than life time earnings of an avg. Indian!! Avg. Indian would need 55 years of earning to buy the encroached land piece!!
